These Terms of Service (“Terms”) govern your use of the accommodations and services provided by New Approach Property Management Inc., doing business as Coast & Host Vacation Rentals ("Coast & Host", "we", "our", or "us").

By booking a stay, communicating with us, or using any of our services, you agree to these Terms.

1. Acceptance of Terms

By using our services—including booking accommodations, communicating with our team, or receiving SMS messages—you agree to these Terms and to our Privacy Policy. If you do not agree, please refrain from using our services.

2. Description of Services

Coast & Host provides short-term rental property management services, including access to fully-furnished vacation rentals, guest support, and communication tools designed to enhance your stay.

We may also send service-based SMS messages related to your stay, such as arrival instructions, satisfaction check-ins, and post-stay review requests.

3. Booking and Guest Information

To book a stay, you must provide accurate contact and payment information. You are responsible for all charges and communications associated with your reservation.

We reserve the right to cancel bookings or restrict access to properties due to violation of house rules, payment issues, or suspicious activity.

4. Payment Terms

Rental charges and fees are outlined during the booking process and are payable in advance unless otherwise stated. Payment methods may include credit card, e-transfer, or third-party booking platforms.

Cancellations and refunds are governed by the cancellation policy applicable to your specific booking, which will be clearly stated at checkout or in your confirmation email.

5. SMS Communication Program

• By booking with Coast & Host, you agree to receive service-related SMS messages, including booking confirmations, check-in details, satisfaction check-ins, and review follow-ups.

• You can opt out at any time by replying STOP to any message. You will receive a final confirmation that you have unsubscribed. To rejoin, simply text START or re-book with us.

• For help, reply HELP or contact us at (778) 402-8556.

• Message and data rates may apply. Message frequency varies based on the nature of your booking and interaction. Carriers are not liable for delayed or undelivered messages.

• Our SMS program complies with Canadian Anti-Spam Legislation (CASL) and the U.S. Telephone Consumer Protection Act (TCPA).

6. Use of Properties

As a guest, you agree to follow all posted and communicated house rules during your stay. You may not:

• Sublet or re-rent the property

• Host unauthorized parties or events

• Engage in illegal activities on the premises

• Damage or misuse the property

Failure to comply may result in termination of your stay and additional charges.

7. Intellectual Property

All branding, content, digital assets, and materials associated with Coast & Host are the property of New Approach Property Management Inc. You may not use our logos, photos, or marketing materials without written permission.

8. Termination of Services

We reserve the right to cancel or deny service to any guest who violates these Terms, damages property, or behaves in a disruptive or abusive manner. You may also cancel future communication or service at any time by contacting our team.

9. Disclaimers and Limitation of Liability

All services and rental properties are provided "as is" and "as available." We make no guarantees regarding availability, weather conditions, or guest satisfaction beyond what is outlined in your booking agreement.

We are not liable for:

• Lost, stolen, or damaged personal belongings

• Acts of nature or third-party disruptions

• Guest negligence or misuse of the property

Our liability is limited to the amount paid for your booking.

10. Governing Law

These Terms are governed by the laws of the Province of British Columbia. Any disputes will be handled through arbitration or the courts in Victoria, B.C., unless otherwise required by law.
